I’ve visited this tea house many times as I live in town. Pricey!! Very pricey.
But good. Tea sandwiches and tea are the best but they also have interesting entrees. The only thing that is weird is that instead of Devon cream for the scones (which is not hard to get—you can buy it in unrefrigerated bottles for goodness sake!), they have their own sour cream based concoction that just is not right!

If you aren't familiar with the area, definitely ask for directions, use a mapping site or GPS as it's pretty tricky but worth the trip.
A very nice location and decor, friendly staff but the only part of the food that stuck out was the garden salad with ranch and the ice cream sundae-style dessert.
Love the on hand dress-up stuff but I really wish some place had stuff for boys as my son never has anything to wear.

I stumbled upon this gem a few years ago and have been coming here time and time again for special occasions. The area that the tea house is located in is very charming.
Each time that I have visited the tea house, I've been seated somewhere on the wraparound porch. Wonderful memories have been made with friends.
The selection of teas is good. A little of each in each category of Traditional, Rooibos, Green and Decaffeinated. My favorite is Early Grey and it has been superb each time I've had it there. My teapot is usually placed in a tea cozy, except for my last visit which was yesterday. I decided to try the Tea House Special Reserve blend yesterday. It was light with what tasted like vanilla.
Yesterday, I was there with a group of ladies celebrating Mother's Day a little early. We were seated on the porch once again. It was perfect because the weather was beautiful. There was a fountain nearby that created a soothing sound. We could hear the Mission church bells ringing as the clock struck on the hour. We were fortunate to also hear the Costa Mesa Flute Ensemble which was playing near the entry of the tea house as well.
Most of us ordered a Pomegranate Mimosa which was...delicious! The currant scone with cream and preserve has always been divine. Not dry at all.
Our menu choices included the Los Rios tea which included wonderful finger sandwiches, fruit with cream and brown sugar and the scone. My friends enoyed their Hash Brown Quiche, Vegetable Quiche and Prime Rib and Eggs. On a different day, I have also tried their Coconut Cake and English Trifle and both were amazing!
The staff has been friendly, courteous, helpful with the menu and attentive.
I will be coming back again and again even if it's by myself for tea and scones.

I recently went to this Tea House on 8/7/10. I instantly fell in love with the atmosphere. We walked in, with out a reservation and we were seated outside on the beautiful patio (our choice, it was gorgeous out this day). I really had a wonderful time. The tea selection was a bit smaller then what I am used too but the flavor I picked was very good. The portions are very large & not so much the traditional tea serving size. but leave room for the fresh hot scones! Very yummy but disappointed that they are served with butter. Overall a good experience just wish they had a bigger tea selection and devonshire cream for the scones.

This tea house was recommended by a friend. My husband and I took a chance and booked a Valentine dinner. We did not know what to expect. We were AMAZED!! Wonderful food, wonderful atmosphere, wonderful service--we couldn't ask for anything more. Somewhat formal but accepting of everyone. THIS TEA HOUSE WILL NOT DISAPPOINT!

Fantastic Tea House! I have been visiting Tea Houses for years and this one by far is #1. From the atmosphere to the service and the EXCELLENT food and tea. I have come here regularly for personal visits to throwing several Baby Showers.If you are lucky enough to get Melissa to help your party, she can tell you amazing stories and history about the historic Los Rios Street. A MUST visit. If you do, you will come back again and again like my family....love it!

Having Christmas tea at your place has become a tradition with my family; it is a delightful way to begin the holiday season. This year was no exception. We began with sparkling cider for the kids and Champagne for the grown-ups, then had the owner's special holiday tea blend. We had heard the pumpkin pear bisque was good but had no idea it was so tasty. The tea sandwiches were just right and the red velvet cupcake with cream cheese frosting was sublime. Did I mention that your currant scone was the best. The consensus: Why wait till next Christmas; we'll be back for brunch and to sample the other savories on your menu. Happy New Year!

I attended your 'Evening in Italy' dinner in July and had a wonderful time. Your place is charming in the daytime, but by moonlight it takes on a whole other dimension. Your selections of popular and classical Italian music added just the right touch. Did I mention that the osso buco and chicken piccata were the best I had ever eaten. The pomegranate sorbet was light and flavorful, though the tiramisu was perfect with your Private Reserve tea and milk. I look forward to the next country you feature in your Passport to Dinner series. Ciao!

We visited them in April, 2009 and absolutely loved it. We live about 2.5 hours away and came to have tea and see the Mission. I want to go back again, just to have tea there! My husband did not think he would 'get enough to eat' at a tea house, but, he loved it too. He ordered one of the 'savories' as did my dad. Both men loved the food, and had leftovers. My mom and I had the teas and desserts and fruit and I had an entree. I have tried 5 other tea rooms since, closer to where we live, none have come close to this one. We will come back!

I'm so glad I discovered your place on the directory. My family is visiting from the east and when I asked my mother where she'd like to eat, she mentioned going out to tea. I was a bit apprehensive, but upon arrival, I was taken in by the charming atmosphere. We had different flavored teas and scones and sandwiches which were fresh and filling and the warm coconut cake with vanilla ice cream was the best dessert ever! Thanks for showing us a terrific time!

I just had a bridal shower for my best friend at your tea house and I was very impressed with the professionalism of your staff. All my questions leading up to the event were handled in a timely manner, and on the day of the event, the server even tried to match the floral centerpieces with my party favors! Every tea plate had a gorgeous flower from the owner's garden on it and our server shared a little San Juan history while we ate. I considered having the shower at my home, but I wouldn't have enjoyed myself quite as much. Thanks for showing us such a good time!

I am always in search of quality food and good value and I believe I've found it at this place. Had the salmon with mango salsa and coconut rice with steamed vegetables and tropical iced tea. My friend had the Bombay curry and both dishes were seasoned to perfection. Shared a slice of handmade blackberry cheesecake and between the savories and sweets, we had something for carry out. An unforgettable dining experience.

I came upon the Tea Hiuse on Los Rios by chance after visiting the Mission in March, the week before the Swallows were to return. I sat on the porch in the afternoon sun on a cool day and soaked in the ambiance. Nice enough. The real hit was the Cottage Tea. Two large scones (Home made, of course - the owners own recipe) with plenty of rasberry jam and fresh cream. I chose the decaf Earl Grey and received a large pot of fresh, hot tea,whole leaf and well made - very tasty. The serving plate was well presented with fresh fruit and some fresh flowers to cap it all off. The service was excellent. The staff wasn't glued to your elbow, but was attentive while maintaining a discrete distance. With the sounds of flowing water from the garden fountain contrasting nicely with the occasional arriving train at the nearby station, this visit was a wonderful way to end my afternoon and my visit to San Juan Capistrano. I will make a point of returning the next time I am in the area.

My wife and I discovered your restaurant last weekend when we drove down from Temecula. A local told us about Los Rios Street and your place in particular, and we were pleasantly surprised. The salmon special with mashed potatoes and grilled vegetables was cooked to perfection and the blackberry cheesecake was mouthwatering. We sat on the front porch and between the perfect weather and your house tea and coffee, it was truly a memorable experience.

What a terrific dining experience my family had at your charming tea house. We visited following the Swallows' Day Parade and ordered the Abruzzi and Queen Mum salads for starters. We followed up our salads with the Bombay Chicken Curry and our meals were all so tasty and filling. As we were in a festive mood, we chose pomegranate mimosas, but next time hot teas and a selection of your decadent desserts! By the way, no swallows were spotted, but we had a darn good time!

We brought our mother to tea. I was hesitant at first, because she is wheelchair bound. The staff was wonderful, showing us where the access to the salon was, and had a perfect spot picked out for us. It was such a stress-free experience for us. Thank you for making it so memorable. My girlfriends and I try to make it a point to go for afternoon tea at least once a month. One of my girlfriends stumbled upon this place and recommended that we go for our next outing. What a great surprise! It is on the quaintest street in all of Orange County, I have come to believe, and the cottage it's housed in is adorable. We sat on the porch, which was a lovely time. We all had the Mission Tea, where we were able to select our own pots of tea and finger sandwiches, scones, fruit and dessert. The scones are to die for! They serve them with jam and this cream that was excellent. The sandwiches were not as flavorful as I would have hoped, but everything else made up for them. Our server was well-informed of the tea selections, and of the history of San Juan Capistrano, so it was fun to hear about the cottage being renovated. I had a great time here and have made it a point to come here now, since it's so close to home!

Had an absolutely fantastic brunch at the teahouse on Sunday the 8th while visiting from Colorado. My husband had the salmon benedict which was excellent. The garden fritatta was superb. Chock full of veggies cooked to perfection. The pomegranate mimosa's were to die for. The weather was perfect, the company entertaining and the food delicious. Our server, Damian couldn not have been more attentive. What a way to spend a glorious Sunday morning.

I dined at the Tea House this last weekend with my wife. I found that the food was exquisite. I had the Salmon Benedict, which was cooked to perfection, and my wife had the Garden Frittata, which was out of this world. I would highly recommend for anyone who wishes to have a memorable experience with delectable cuisine to come there.

What a disappointment. Ordered the brunch and poached eggs were hard as a rock. 15 minutes later two raw eggs were brought to the table and the embarassed waitress asked if they were OK. Manager apologized with 'free' champagne and then accused us of being difficult when we questioned the bill. Go there for location not food or service.

Times may be difficult and money may be tight, but we will always find a way to come to your place at least once a month for the tastiest savories in Orange County. The key word is consistency--whether it's brunch, lunch or an early-bird dinner, sizable portions are perfectly seasoned and all served with a smile! Dining at the Tea House is always a pleasure!

My daughter treated me to lunch at your historic tea house on Valentine's Day and I thoroughly enjoyed myself. We began with champagne, then vegetable soup served with your scrumptious scone and that was all before the Victorian tea plate. By the time the trifle appeared, I truly felt like Queen Victoria due to the excellent service we received. Before leaving, we took a tour and I was intrigued by the curio cabinet with its cup and saucer display. An art deco set caught my eye and I inquired if the owner might like to sell it. I was informed that friends and customers had donated them and for that reason the owner would never part with them. This was proof to me that your establishment is very special indeed.

I would recommend a visit to Los Rios Street for anyone wanting to learn about the real history of California. From adobes to Craftsman style homes, it is a wonderful way to study architecture of an earlier time. The shops that line the street are unique as well--selling fountains, artwork, material for crafts, house & garden items. And at afternoon's end you can step into the Tea House where there is always savory and sweet things to tempt even the most discriminating palate. As Valentine's Day approaches, I would like to make a tea cup toast to a site that holds a special place in my heart.

A birthday party for my best friend was my reason for coming to your place and due to the heavy rainfall last weekend, I wasn't looking forward to the excursion. Just walking through the door of your cottage was a revelation--so warm and inviting after sloshing through the rain wrapped in several layers of clothing. Your cream of chicken noodle soup was hot and bracing and the Ceylon & India tea with honey was just the antidote for the sore throat I was experiencing. I requested to have your scone with jam & cream to be served as a dessert and it was the perfect ending for a delightful afternoon. Even the sun was out by the time I left!

Some friends were visiting and due to the rain we wanted to treat them to someplace close to home. My wife suggested your tea house and the trip was well worth it. The shepherd's pie is as good as my mom's and that's saying something. Your scones were 'melt in your mouth' good and I bought a tin of Earl Grey for our friends just because. Imagine our good fortune to receive complimentary flutes of champagne as you were celebrating your 11 year anniversary. The Tea House on Los Rios has been a favorite for my family,friends and myself for several years. Everyone knows they have the best scones with their own fresh Early California Cream and preserves for miles around. My tip for readers of this review is that if you order a full tea, eat just half of the heart shaped scone because it is enormous. Don't waste a bit of it though by asking for a box to take the other half home and enjoy it for breakfast the following morning. I love the attention to detail that they provide at this tea house. The house has Victorian themed rooms with interesting little antiques. Even the powder rooms are decorated. Small touches like bud vases on the tables with fresh flowers from their own garden make you feel cozy yet pampered. The presentation of the food is elegant and the desserts are to die for. The English Triffle has a smooth, creamy custard layer with just enough cake and fresh berries to make it perfect. The Tea House on Los Rios has a very diverse selection of teas. Two of my favorites are the Vanilla Bourbon Rooibos and the Cream of Earl Grey. I can't think of anywhere else I can find those particular teas, (as is the case with many of their other exquisite teas), so coming to the tea house to enjoy them is a special treat. If you can't wait for your next visit, you can purchase tins of their teas as well as many fancy but reasonably priced gift items from their shop at the front of the house.They also have a fine selection of wines and champagnes and a new pomegranate mimosa which is made from pomegranates grown on the property. Any of the staff, (and especially the owners when they are present), love to tell the story of how the tea house got started. You might be surprised to learn that the tea house has an interesting history and acquiring the property and the house behind it wasn't always roses for the family who owns it.

Determined to spend at least the weekend doing all things 'British', we started the day at The Tea House. Well, many years & pots of tea later, we are still huge fans!
Claudia & Allan are such warm & charming hosts, & over the years, have never failed to stop by our table to chat for a few minutes. Not only do they make their guests feel welcome, but the food is delectable & the tea service impeccable. The scones with devonshire cream & jam make my mouth water at the memory...
A visit to The Tea House takes you back in time. This historic house has character to spare, the garden is lush,& with the sounds of water falling & music playing softly in the background, it's the perfect recipe for relaxation & a lovely meal...

I recently went to The Tea House after reading about it on this website. It was everything I expected it to be. The service was incredible. Our server Jan was kind and courteous, wwanting to help with whatever she could. The food was incredible. We had the holiday tea, which went above and beyond anything we had expected. The serving sizes were perfect, the pumpkin pear bisque was delectable and the sandwiches were filled at the perfect amounts. I highly recommend for everyone to enjoy a wonderful tea experience with some friends at the restaurant.

I live in Capistrano Beach and visited your tea house for the first time on December 6 when your town had the Christmas tree lighting ceremony. Your city pulled out all the stops & my family members loved going around to all the shops & sampling each stores' goodies. My friend and I start the holiday season each year with your Christmas tea plate. The owner's tea blend is just the right mixture of black tea and spices and though I've tried, I've never been able to recreate the chef's pumpkin pear bisque soup. The orange jalapeno bread is one of my favorites, so moist and flavorful. My favorite part of this tea plate is the outstading dessert--chocolate and raspberry is a superlative combo.

My friend invited me to join her for your annual Ghosts and Legends Tour and I had the most amazing time. We drank cocktails named The White Lady and Charlie's Spirit and listened to spooky music. Many were dressed in costumes and some in casual wear like myself, but the tour was the best part of the evening. I had no idea that San Juan had so many haunted sites and chilling characters. I enjoyed every spine tingling, creepy tale.

Every month my friends and I, travel to different Tea Houses/Parlors, sometimes up to 100 - 150 miles away from our home base of So. Orange County. Although we enjoy a good blend of TEA, we’re not snobs we merely know what we like and dislike. We despise establishments that are ostentatious, poor and rude service, minuscule portions, highly over priced and pushy to get you out. . . . and yet they jam their giftware down your throat.
Whereas Los Rios is none of that, we totally enjoy the atmosphere, the décor and the richness it is.
Since we only see one another once a month our TEA time is about friendship, quality time spent together. We laugh, cry and at time bitch and moan – a good old fashion girl time. Go spend an afternoon enjoying the surroundings, the quality of what we call “Our Place”.

We are from New Mexico where there are very few tea houses and tearooms to visit. We have made a travel hobby out of visiting tearooms in cities we travel to. This has truly been one of the best. When teamap.com says it's in the top 100, BELIEVE IT!! The only suggestion I would make, perhaps, is to be a little bit more generous with sandwich fillings. Everything else --- keep doing it. You are doing it right. The use of fresh flowers in every way possible is such a great reflection of the owners' love of gardening and of the area you are located in. The hospitality and tranquility of the veranda seating was just beautiful. Thank you!

Not only do you have a unique and delightful tea house, but I was impressed with your gift shop. I have tea parties at my home and am always looking for tea accoutrements for my tea service. Your shop has such a variety of practical and whimsical items that I felt I was in a candy shop for tea afficianados. I even purchased your Private Reserve tea blend and a lovely hat to wear to church and special occasions. Your hostess Jan was very accommodating in assisting with my purchases. Finally! A tea house with all the trimmings. The perfect location with convenient train transportation, a restored cottage on a historical street, extensive gardens and delectable tea plates, soups, salads and hot dishes. Did I mention the vast selection of teas and the singularly most amazing scone bar none. Coming to your tea house is like going to my grandmother's but without the long drive and family drama.

I love the way you decorate your restaurant for the seasons, especially for the autumn. There always seems to be something new in your gardens--new flowers and new decorations. This time around I had your cream of chicken soup with a scone and my friend had the Island Rice Sate with a small salad and we shared the bread pudding with brandy sauce. The Queen Catherine and Cream of Earl Grey teas were sublime.

I found myself in San Juan on Saturday where we discovered the monthly street art fair. We checked it out and found ourselves on Los Rios Street and then made our way to your picturesque restaurant. Your food is as amazing as your setting. We had something from your three categories: the Mission tea plate, the Queen Mum and the Prime Rib with Yorkshire Pudding--each dish unique and mouth watering and filling. Though you have a large selection of teas, my favorite is Pai Mu Tan, a fragrant and subtle white tea. Your currant scone is sublime and I like to crumble and mix it with the cream of chicken soup. The veranda is enclosed by a beautiful zen-like garden that I find very relaxing.

I was one of the ladies that attended Los Rios in August and I was very disappointed with the service and quality of the food. Even though they said their refrigerators broke the day before, I'm sure they could have purchased food elsewhere to accommodate their patrons or at least notify them to reschedule for another day. We were served extremely dry scones with hardly any devon cream and the sandwich bread was stale, which had nothing to do with the refrigerators. The orange juice that they mixed the mimosas with was sour, as well. Two of the ladies in our group had a worm and a beetle on their flowers that were placed on their plate. They did comp the one, however after being asked to do so. Overall, it seemed like none of these problems affected the rate they charged us--$28.

I attended a wedding reception recently at the Tea House. I was a bit skeptical when one of the servers spilled a few drops of cabernet on one of the men's white shirts, but to our mutual shock, she lent him a newly pressed shirt and then went a perfectly removed the wine stain and washed the shirt! Such service! In my opinion, which I don't give liberally, this tea house is a must-see.

Shame on the two of you giving the Tea House a bad review for Sunday! They could not help that their refrigerators went out the evening before. We attended a party, and although it started a little late, they provided us with complimentary champagne and scones. We had a wonderful time!

I was EXTREMELY disappointed in this tea house. The scones and the bread for the sandwiches were dry, the cream was sour and they never followed up with a replacement for the bread pudding that was part of the meal. I understand that the fridges went down the day before but perhaps as a courtesy to the customers they could have rescheduled instead of skimping out on the food and serving us turning cream? Either way that doesn't explain the horrid crumbling scones or the little caterpillar they left on my sisters flower. At least the hungry caterpillar enjoyed the stale bread.

My family was on its way to San Diego to visit the zoo when we got sidetracked by an urge to see the mission which my daughter hadn't visited since she was in the fourth grade. Heard about your place so often from friends that I thought I would visit with my boyfriend who was reluctant because he thought it might be too frou frou. Both of us were pleasantly surprised by the large menu selection. We started with pomegranate mimosas followed by jasmine and earl grey teas, had vegetable beef barley soup (best we've ever tasted) and shared the Bombay chicken curry dish. For dessert we had lemon tart and bread pudding and they were the perfect finale to an amazing meal. What a lovely restaurant, what a delightful location. We had a wonderful afternoon tea here the other day. The patio was very relaxing and comfortable even though it was a hot afternoon. I had a loose leaf apricot black tea and my husband had an iced herbal citrus - both were some of the best teas we have had. The brunch was delicious - I had the fritatta that was vegetarian and really great. They also have a pomegrante mimosa that was a fun change from the normal. Visited your tea house for the first time for Father's Day. The kids were treating and we meant to go to the Ramos House but we were starving so took a chance on your place. Your brunch didn't disappoint--the kids shared the lost bread, my wife had the vegetable quiche and I had the hash brown quiche. The tea pots are small enough that everyone can have their own choice of tea. They have very interesting individualized china and there are edible flowers served on each tray. I especially liked the purple flower that had a radish bite to it. A remarkable thing is that there seemed to be just as many men as women enjoying tea at this luncheon spot.

My Mother has ALZ. Due to this fact, I am very busy taking care of her, my business, my husband and home. My sister, my niece and I, took the train from San Diego, to this teahouse for a day of much needed rest. They were so wonderful to us! My niece is blind and has a bit of trouble with her fork and stuff. They made sure things were easy for her to find, kept her water glass full, gave her some lovely ice tea and even gave her a free dessert! My goodness, what a lovely place to be. My sister and I felt so refreshed and happy to be in such a place, with such beautiful, kind servers, beautiful location and lovely, lovely food! This teahouse is so worth the trip from SD. I travel by train to Orange County regularly for business. On my last trip, a client suggested meeting at the Tea House on Los Rios. Having never heard of the place, and trusting my friend, we settled down on the sunny veranda. Normally, I am not a tea drinker (not enough caffeine), but our waitress Sabrina suggested a top-notch tea (with a good amount of kick to it!). I was surprised to find that such a dainty place had actual food in it, and the Shepherd's Pie was delicious. Overall, the restaurant was a relaxing blend of old-timey ambiance with a youthful and knowledgible staff. Good job!

My best friend and I try to make a tea date once a month. Although I had previously worked in San Juan, I had no idea there was a cute little place like this. The food selection was quite large, and my friend and I are NEVER affraid to order enough food to feed 4 people, and as long as the food tastes good, we don't have a problem splitting an $80 bill between the two of us. This tea room has an average variety of tea choices, but really the food was so very sub-par. I'm ashamed to admitt that nothing that touched my tastebuds was worth eating. The one thing I must comment on is the service....although the servers are all dressed identically, I felt like our particular server had NO IDEA what she was doing. Other girls seemed somewhat knowledgeable regarding the menu selections, however when we asked what the fish-smelling pastry was on our tierstand(which by the way was crab but we were originally told it was oyster custard filling) we recieved a blank stare and a weird response. Either way the server should make ANY patron aware of serving items with seafood in it (as MANY people are allergic to shellfish). In addition to not seeming like she wanted to be there, or like she knew anything about the establishment she was working for, she also had her nose pierced- I'm sorry but this is not indicitive of the strict maid-like attire the servers are required to wear. Also, the other server attending to other tables in our room was chewing gum...that's just plain ridiculous. If we hadn't been able to visit the sweet little petting zoo in the vacinity this tea experience would have been a horrid waste of time and hard earned money.

Although the Tea House on Los Rios is certainly not geographically the closest to me, it is definitely the closest in my heart (and my taste buds!). My sister-in-law was the first to take me to this charming and relaxing tea house. We took the train from Anaheim to San Juan Capistrano (a wonderful journey in itself!), and then took a short walk to the tea house. Everything was perfect: The beautiful atmosphere, the friendly staff, and the delicious food. Since then, I have returned several times to share this wonderful tea house with family and friends. We had my daughter's baby shower here in anticipation of the birth of her second child. Her daughter attended the shower as 'Alice' and the friendly staff played it up to the hilt and helped us turn it into a Mad Hatters Tea Party, occasionally adding extra chairs and having us 'move down! move down!'. I didn't realize that just across the tracks from the train depot there was such a delightful tea house.
I like to treat myself to the Victorian tea which I suppose is the English version of a high tea. I have the Private Reserve tea which is loose leaf and very flavorful. The creamy tomato with fresh basil is to die for and the selection of tea sandwiches is fresh and delectable.
I am enchanted with the character of the street and the charm of its homes and residents.
I return for the food, the ambiance and the attentiveness of the staff.

Members of the San Diego Costume Guild & Costumers Guild West had tea here, and the food was wonderful. Unfortunately the tea leaves are left in the pot. I requested they be decanted (leaves removed) but the server said we had to use the tea strainer, even after I described how bitter and stewed the tea would taste after the leaves sat in it for 10 mins or longer. Leaves should only be in the water for THREE minutes. And of course after 20 mins when I had a second cup, it was horrible and undrinkable. This is not how you get people to like tea. But we still loved the place, and will come back.

I have to agree with the previous reviews- the experience you have here is exquisite. My favorite was dining outside on the patio with lovely views of a nicely manicured 'overgrown' garden. The street its on is also charming. Service could be a little slow at times, but then again, I was there for almost two hours with a friend, so I didn't need to rush through the meal. A great time and kudos to a friendly staff. I will be back.

The warmhearted owners of this charming tea house have a beautiful Victorian home on the grounds as well that adds to the flair and ambiance! My favorite is the outdoor seating on the porch that is surrounded by water trickling, beautiful herbs and flowers with butterflies gracing them. I love the fruits and vegetables they were delicious! I had to visit a client in San Juan Capistrano, and thought that a nice tea lunch/break would be great afterwards. Found the Tea House on Los Rios.
I was greeted by a very pleasant waitress, who seated me outdoors. The service took a little while, but the waitress was very knowledgeable and friendly. I had my tea served (she actually brought the tea, asked me if I wanted lemon or milk, and then poured the first cup!) I was rather hungry, and had the largest afternoon tea (I forgot what it was called).
Well, the tea sandwiches were tiny. The scone, while good, didn't dent my appetite at all. The fruit bowl was really a 4' dessert plate of cut fruit. In fact, after eating everything, I was still hungry! And that was $22 worth of food and tea!!!
I have no complaints about the service, nor about the environment.
But my complaint is the food portions are tiny. Maybe they were meant as a snack, instead of a meal.
I didn't want to pay for more food here. So afterwards, I had to stop at a fast food and eat a cheeseburger, in order to be not starved out of my mind.
As lovely as the tea house is, I will not be going back.
The price is too high for the amount of food they give you.

Needless to say, the Tea House was bustling when I arrived this past weekend. I did not have a reservation, but that did not prevent me from becoming guest to this quaint establishment. When I had arrived, the hostess looked as though she were very busy with phone calls and questions from customers. But when I came inside the door, she greeted me with a warm smile and a joyful demeanor and said they would be delighted if I would join them for tea. I was nervous about the service at first because the restaurant was very, very busy; but the servers were professional and conducted themselves with effort and good cheer.

Even though I live in nearby San Clemente, I could never figure out where the historic Los Rios district of San Juan Capistrano was. While standing on the Amtrack platform one day I noticed that the entrance to this little gem of a village was right across the tracks.Aha! I found it. I wandered around enjoying my discovery and happened upon The Tea House on Los Rios owned by the Niccola's.
It was closed and there were no menu's or any literature so I filed the place away in my mind.Fast forward several weeks to a visit from Alabama of a very dear friend who happens to be a tea fanatic. Wednesday, August 23, 2006...we go to The Tea House at 11:30 am and my excitement was palpable. I thought to myself, ' Gee, this ought to be a great opportunity to give my visitor, Michael, a treat.'
We enter and are greeted rather cooly by a young lady hostess whom I beleive was pregnant. She obligingly asks...' Two, for tea?'
We are then escorted outdoors to a table sitting fully in the sun. When we ask for a shadier spot to relax we are greeted with a sneer and a rather rude comment... ' We have a number of reservations arriving soon'...'This is really as good as I can do for you'. I was a little shocked at this attitude that clearly needed adjusting. We took matters into our own hands and sat ourselves at an empty table,in the shade,that was located only feet from the blazingly sunny table. The hostess was not happy but obviously there was nothing she could do. We were quite upset at this treatment. She could have informed us as soon as we entered the establishment that reservations were handled with priority. Her first mistake was to render us as second class citizens.Her second mistake was to act perturbed by our discomfort with the situation.
Our waitress went a long way towards making things better. She was knowledgable and more than corteous. She was actually a pleasure. Sweet with a great sense of humor. She recommended the blackberry scone with Devon creme and preserves. I had a darjeeling and Michael had a citrus infused tea. the tea pots were enormous...but quantity did not win out over quality. The tea was delicious and the scones were truly fabulous.Our waitress literally saved the situation from becoming a permanent blight on this establishments record from our perspective. The hostesses miserable approach with us lands the review squarely onto a 'lacking' rating.
My advice....make reservations or be prepared for some abuse from the pitbull at the entrance.

Last month, 17 of us took Amtrak from Los Angeles to San Juan Capistrano. This tea house is within walking distance to the train station. As part of our day trip, we had made a reservation to have tea at this place. Well, we couldn't have picked a hotter day to go! After visiting the Mission, we were so looking forward to a relaxing tea time in an air-conditioned tea house. When we found out they set our tables outside on the patio, we almost fainted. It was like 90 degrees there that day. We were told there were no room inside to seat 17 people. I went inside and saw plenty of empty tables. Even though each table could only seat 4 people, they should have offered us the choice to break up the group and sit inside. Instead, they told us with some iced water, people would feel fine. We did drink a lot of iced water because it was so hot! It didn't help much. We were sweating while drinking our hot tea... Sure wish they have iced tea! The sandwiches were OK. I didn't like the scone. It was too big and too sweet. Well, if it weren't for our waitress Melissa, I would say the tea experience was not worth the money (we paid $28/person, including tax and tip). I read about Melissa through TeaMap's reviews. She was indeed pleasant, attentive, and wonderful at telling us about San Juan Capistrano.

I guess I'm a glutton for punishment. I went to this adorable tea house the first time with my mom thinking she would love it since I had passed it several times in the past. After the hostess sat us we waited almost 15 minutes. I'm a waitress myself and was trying to be patient since I know how it can be if you're busy. I was also keeping an eye on my watch because just because it feels like a million years, it may be less time than you think. I went in to use the bathroom and told the hostess that no one had been to our table yet. She rudely asked if we had seated ourselves? I explained to her that she had just seated us and given us menues almost 15 minutes ago. Sheesh. She was too young to have this type of memory problem. My mom ordered tea and I looked at the wine list. I ordered a glass of wine and then about 10 minutes later our server came back to tell us they didn't serve that wine by the glass, only the bottle. Mom still doesn't have tea by the way. I showed him where it said on the menu that they did indeed serve it by the glass and he insisted that they did not. I wanted to shout, 'open a damn bottle and get me a glass', but did not. I settled on some crappy pinot grigio instead. Another ten minutes goes by and still no wine, but our food arrives. When I'm halfway finished with my meal the server brings me a warm glass of pinot grigio. Um...white wine is supposed to be served chilled. I sent it back and tried to be polite and not ruin a nice afternoon with mom. Service was slow, food mediocre, atmosphere was absolutely adorable and loved the decor. It's too bad the service is sooooo terrible. Went a second time thinking maybe the first time was a fluke, but it wasn't. The second time we ordered a bottle of champagne and our server never poured for us. We then got a bottle of chardonnay and I had to ask for wine glasses because is suppose he figured the champagne glasses were just as good for both. Never poured a drop for us. Both times I had a young unexperienced male as a server. There is an adorable woman that has worked there for some time and from my observation she seems to know what she is doing. If I ever go for a third round of punishment I will definitely ask for her.

Today we came from North County to celebrate my friends birthday. We were a tad early for our reserved time, but were seated in a very nice spot on the patio. We saw that it was available, and were happy our request was granted. It was really busy, and after we were seated we were all but forgotten. Huge lapses of time passed between all courses of our stay. What a shame, this place has so much potential! Our tea was quickly cold, (a cozie would have helped immensely). The table sugar was in a jar, and the skim milk was served in a plastic decanter. I would suggest a sugar bowl and creamer, but hey, that's just my opinion. I prefer cubed sugar and cream versus what we were served. The service was bad, the food was minimal and the tea was marginal.I must end on a positive note, what a charming little house on a very cool street, truly a diamond in the rough! We do wish the owners well, and we are glad for the lovely day we were given in the Historic Los Rios District.

There is a group of three of us that has been going to tea for each birthday and Christmas for over 8 years now. Our goal is to always try a new place (although we do have a couple of favorites). We have been to every tea room in San Diego and a few in Orange County and even at the Palace in New York City. We were excited to take the train up to the Tea House on Los Rios. We felt it added to the 'Anne-ish' atmosphere (Anne of Green Gables). The location was lovely and quaint. Unfortunately, this is where the positive experience ended. We had a reservation, but when we came in to check in, the hostess walked by us numerous times without even acknowledging our presence. We waited about 20 minutes for a table. When we were served our food, the scone was dry and too big, there was no offering of lemon curd, and they rushed us. The sandwiches were triangles on wonder bread-boring. The soup was delightful, but for $32, it wasn't worth it. The service was slow, the tea pots weren't on warmers or in cozies, so the water got cold. We had to ask for milk for the tea-it wasn't brought to us. The waitress gave each of us the wrong tea, both times and they only gave us two strainers, though there were three of us. My friends and I definitely decided that we wouldn't be back to this one. This definitely ranks in the bottom of my tea experience list.

You should make your sandwiches better. Whats up with the wonderbread and sandwich spread? get better bread add more spread and make sandwiches like ham and cheese, cream cheese and cucumbers and make the presentaion better. mabye cut the sandiwches into shapes or something. Also I would like more for my money. One Scone? and tea for 15 dollars?? Uh. No. I want to see better sandwiches and then I will visit again. Let me know when u get on that!

I had a belated birthday celebration at this teahouse today. We were a large party of 12. I thought it odd that we had to pick the desserts and teas beforehand. Although the atmosphere and surroundings are quaint, I found the food just fair. In comparison to Truffles and Lace Tea Parlour in Old Town, Temecula, I would rather make the drive to Temecula. The service and food are impeccable there. I would rate this an overall fair place. I would not recommend it for large groups. It's probably better for a party of 2 to 4 people.

My friends and I met at the Teahouse last weekend. We wanted to be far from Christmas shoppers. We couldn't have chosen a more secluded, peaceful restaurant. The tea was excellent, the china teapots charming, the scones were to die for. We laughed about the dry sandwich bread, but it didn’t diminish our enjoyment of time spent with valued friends. The house and surrounding garden is cuter than cute, the restrooms pristine. While the restaurant sits next to the San Juan Capistrano Amtrak station, I don’t recall hearing a train whistle. I've recommended the Teahouse to several friends, and look forward to a return visit.

I had a birthday celebration at the tea house in October.They had a table ready for us...outside.We wanted inside seating. They made us wait an extra ten minutes for inside seating. The waitress was young and did the minimum.
We had to share the tea
strainer. Why couldn't we have our own tea strainers? I've had other parties at the tea house within the last year. I've
always been pleased with the enthusiasm of the waitresses, there knowledge
of the history of the area, there willingness to share it with the
customers.
There was none of that yesterday.
I've always liked the scones, but they were unusually dry yesterday.
All, in all, the food was just o.k., the service was slow, and I
couldn't understand why they didn't ask us if we wanted inside or outside
seating.
It was a little weird, and I was embarrassed that I brought my friends
there.

I have been to tea houses all over the world and I have to say that this tea house is one of the best. We had the best service ever (thank you Melissa!). My mimosa was fabulous (usually people use cheap champagne that leave a bite..not this one). The scone, soup, salad, and dessert were out of this world!!! The only minor issue was that the bread on the tea sandwhiches were a bit dry..otherwise I can't think of a single thing that was wrong. And the best thing about this tea house is that they want you to stay and enjoy the experience...we were there for 2 1/2 hours and no one once asked us to leave..they in fact encouraged our stay. Maybe those who have bad experiences have preconceived notions or are rude themselves..we saw a lot of that while we dined. Some diners were horrible to the waitresses, and one of the waitresses was having a bad moment. It happens. It doesn't mean the whole experience is bad. I think everyone should try this..and the train to this destination is a delightful experience..as is the town itself.

I have been going to this tea house for 2 years now, and I absolutly love it! The food is outstanding and well priced. The service is amazing and very personal. I always have an amazing waitress and the hostess always does the best she can to meet my needs even though I know that she is extremely busy all the time. She is very sweet and tries her best to make me happy as she does with all of the customers whom I see come in and out. For some who think that she is rude, they obveously have no idea how a resturant works. Just because you have a reservation does not guarantee you a specific seat anywear! They do there best to please you. And I always leave with a very pleasent taste in my mouth because of the tea, food, and service!

the tea house on los rios is very lovly! the hostess was the best part. she was very attentive even though she looked extremly busy, she was the only one up there. we wanted to sit inside but since there were some private parties coming in at 3:00 we had to sit outside on the back lawn, it was very plesant and we could see the beautiful victorian house. we left with a very pleasant taste in our mouth due to the wonderful devon cream, and sweet hostess!

Very lovely tea house. We can smell fresh baked goods and sweet tea brewing immediately after you walk in; however, the hostess who greeted us was not the friendliest. She made you feel as if she didn't like her job. We made reservations and we were told it was outside on the lawn. We asked if we could sit inside and the host immediately told us, No. It is not available for another 45 minutes or so. We were disappointed especially when you saw so many tables that were empty inside the whole time we were there. When we were seated, our waitress, Melissa, was very nice and attentive!
There was plenty of food and it was fair. The dessert was excellent. The only thing below par was the mock devonshire.
We had a good time, but the experience with the Hostess left a bad taste in our mouths.

my visit to the tea house was a wonderful experience. the atmosphere was very plesant. and the food was to die for. the moment we walked through the front door we were greated with hospitality. the hostess was very pleasant and greeted us with a beautiful smile. we were seated out side by the fountain, which was very pleasant. our server was very delightful and brought us the most delightful little heart shaped scones. the sandwiches were very good, my favorite was the ham salad. all in all it was a very good experiance and i will definatly return!

I took my mom here for us to enjoy an afternoon tea. Since I am a local, I was really looking forward to having tea here. It is sad to say that I was disappointed. We loved the ambiance, it is darling but the food wasn't worth the high price. The scones were dry and tasteless; the bread for the sandwiches was dry - and very small. The fresh fruit with cream was a nice touch, but that was the only worthwhile part. The service was terrible. We chose to sit inside, and did not get any attention. I had to request for our server to come bring us the check, we waited so long to get it. The hostess was snooty, and we could hear her answering the phone calls and was not very pleasant on the phone either. So overall, I could have spent the $45 for both of us at another place and at least left feeling full. Probably will not return, which is too bad because I love the porch area where we should have sat....

My friend and I visited this tea house this afternoon and LOVED it! The atmosphere was so charming and we enjoyed sitting on the porch watching the foot traffic. The tea was excellent especially the peach apricot. The food was yummy too. The scones were delicious and the seafood bisque soup was great. The sandwiches we OK, not the best I ever had. I highly recomment this tea house as I have been to many in Orange County. Just mase sure you have lots of time for your afternoon tea. We were there for 2 hours and could have stayed longer.

I took my mother. The atmosphere was charming. There was a good selection of teas. Beyond that, things were lacking: For instance: The finger sandwiches were served on bread that was slightly hard to the touch. Worst of all, the server seemed anxious to get away from us. I had to stop her to ask what the sandwiches she'd quickly dropped down were and still, she rushed through the names so fast before running away again that we were not sure what we were eating. It was a weekday so she could not have been that busy. I doubt I would return.

We spent a lovely afternoon here on April 30th. The food was good and their was lots of it; we were all too full to eat our desserts, so they packed them for us to take home. My only quibble would be that they served some of the courses in the wrong order. Instead of serving the sandwiches first, they started with the scone (which came with raspberry preserves and Devon cream).
I appreciated the fact that the waitress told us that they wanted us to have a leisurely experience, and that we were welcome to take our time, which we did. I look forward to returning to this delightful tea room.
